Senior Principal, Data Center Delivery
The Senior Principal, Data Center Delivery is a senior individual contributor role responsible for supporting the due diligence, planning, programming, and contracting of colocation and build-to-suit data center capacity across a large-scale delivery program. This role partners closely with internal stakeholders, lease providers, utilities, and other external partners to enable timely, scalable, and commercially sound capacity delivery.

US: Hiring Range in USD from: $146,300 to $306,400 per annum. May be eligible for bonus, equity, and compensation deferral.

- Build and maintain strong relationships with internal stakeholders, including demand planning, site acquisition, legal, finance, energy, fiber, engineering, procurement, contracting, construction, commissioning, low-voltage, networking, security, hardware, and operations teams.
- Develop and manage relationships with external lease providers, utility providers, consultants, vendors, and other project stakeholders.
- Support the leasing and acquisition of data center capacity across the program, including build-to-suit and colocation solutions.
- Partner with the site acquisition team to support commercial and legal negotiations and lead due diligence related to project scope, schedule, and budget for projects of approximately 1 GW in scale.
- Contribute to site selection, market evaluation, and regional strategy development.
- Program projects to meet OCI and customer requirements for schedule, capacity, and phased delivery.
- Provide subject matter expertise and recommendations to enable timely, well-informed decisions.
- Support high-priority escalations after projects transition to the execution team.
- Develop scalable processes, models, and tools that enable rapid delivery and adapt to changing customer demand.
- Create strategic planning documents that inform long-term regional capacity planning and align with business objectives.
- Prepare and present project updates, recommendations, and approval materials for leadership.
- Support lease transactions, including specialized projects, facility upgrades, renewals, amendments, and other contractual modifications.
- Coordinate due diligence for multiple lease projects under aggressive timelines, working across internal teams, consultants, vendors, and external stakeholders.
- Establish and develop partnerships in both existing and emerging markets.
- Maintain accurate planning-system data, including cost, capacity, schedules, and contract terms, and ensure an effective handoff to execution teams.
- Improve and mature programmatic processes and procedures, including repeatable lease templates, to streamline due diligence and contract delivery, improve communication, and reduce turnaround times.
Minimum Qualifications
- Bachelor’s degree in Business Management, Real Estate, Construction Project Management, Architecture, Engineering, or a related field, plus 10 or more years of relevant experience; or equivalent practical experience.
- Seven or more years of experience supporting data center projects.
- Experience with data center lease agreements, site selection for industrial-scale projects, real estate evaluation, acquisition, development, and construction.
- Experience supporting complex negotiations, contract formation, and contract negotiations.
- Knowledge of the data center industry, regional operators, and market dynamics.
- Knowledge of real estate and mission-critical environments, particularly data centers.
- Understanding of lease negotiations, construction contracts, commissioning processes, utility agreements, sustainable development practices, and financial modeling.
- General understanding of hybrid data center real estate solutions, including build-to-suit and colocation models.
Preferred Qualifications
- Background in real estate development and land acquisition, including familiarity with local laws, permitting, and entitlement processes.
- Qualifications or experience in construction contract management.
- Project Management Professional (PMP) certification.
