Preconstruction & Estimating Project Manager
The group you’ll be a part of
The Project Management Office (PMO) Preconstruction & Estimating Project Manager is part of Lam Research’s Global Workplace Solutions (GWS) organization. GWS delivers safe, sustainable, and high-value solutions that enable Lam’s business operations, including new construction, real estate, space planning, and utility infrastructure.
The impact you’ll make
The Preconstruction and Estimating Project Manager will lead the front-end planning, estimating, budgeting, bid strategy, and preconstruction process for Lam Research capital projects. This role is responsible for developing comprehensive preconstruction deliverables that include conceptual budgets, estimates of record, competitive bid packages, negotiated proposal reviews, scope analysis, project cost history, benchmark data, risk assessments, and funding support materials. The role will develop and maintain Lam Research benchmark data for key project scopes, building types, regions, and cost drivers, including cost per square foot, cost per cleanroom square foot, lab cost metrics, utility infrastructure unit costs, general conditions, escalation, contingency, and trade-specific benchmarks. The Preconstruction and Estimating Project Manager partners with project management, facilities, engineering, procurement, finance, EHS, quality, design partners, general contractors, and trade partners to improve cost predictability, support capital planning, align scope and budget, and ensure projects are positioned for successful execution.
What you’ll do
- Lead assigned preconstruction and estimating efforts for capital projects, including conceptual budgets, ROM estimates, estimates of record, detailed cost models, bid packages, negotiated proposal reviews, scope analysis, risk items, assumptions, exclusions, alternates, escalation, contingency, and recommended award strategies.
- Develop, maintain, and apply Lam Research benchmark data and project cost history across scopes, facility types, regions, and cost drivers, including cost per square foot, cleanroom and lab metrics, utility infrastructure unit costs, general conditions, trade-specific benchmarks, productivity assumptions, and market trends.
- Support capital planning, business case development, funding approvals, and executive decision-making by preparing clear cost models, bid comparisons, benchmark analysis, procurement recommendations, basis of estimate documentation, and other funding support materials.
- Prepare and support procurement strategies by participating in contractor engagement, pre-bid meetings, scope alignment, bid leveling, commercial evaluation, estimate reconciliation, and internal presentations of bids and proposals.
- Coordinate with project management, facilities, engineering, procurement, finance, EHS, quality, design partners, general contractors, trade partners, and suppliers to align scope, budget, schedule, risk, constructability, procurement strategy, and execution readiness.
- Perform estimating tasks as needed, including quantity takeoffs, scope reviews, general requirements estimates, self-perform estimates, labor productivity analysis, and validation of trade-specific cost assumptions.
- Maintain fiscal discipline by documenting estimate assumptions, cost records, bid results, benchmark data, project cost history, risk exposure, escalation, contingency, and decision points before funding or contract commitments are made.
- Monitor market conditions, escalation, productivity factors, bid results, and forecast changes to reduce budget volatility, improve cost predictability, and support reliable capital forecasts.
- Drive continuous improvement of preconstruction and estimating tools, templates, cost coding, benchmark categories, estimate review processes, reporting standards, technology use, and project delivery best practices.
- Work professionally, ethically, and collaboratively while complying with company policies, site requirements, safety standards, quality expectations, and project governance processes.
- Continuously develop technical proficiency in estimating, benchmarking, market intelligence, preconstruction, project controls, and capital project delivery; perform other duties as assigned.
- Travel to Lam Research sites and project locations as required, including international sites in Korea, Taiwan, India, Japan, and Malaysia, and U.S. campuses in Oregon and California. Less than 15%
