Description

Every Apple Store starts as a line item. Before the doors open, before the first customer walks in, someone has to decide what gets built, what it costs, and when it's ready — and that work happens on this team.
We're looking for an analytical, highly motivated Financial Analyst to join Real Estate & Development (Places) Finance, supporting one of the most visible retail portfolios in the world: more than 500 Apple Store locations across every major market, plus the offices, data centers, and properties that keep Apple running.
In this role you'll own the capital story behind our retail footprint — new stores, relocations, expansions, and the continuous reinvestment that keeps existing stores feeling current. You'll sit directly alongside development, design, construction, and procurement partners, translating design intent into budgets and schedules, and translating financial reality back into decisions those teams can act on. The outcome of your work is tangible: stores that deliver a world-class experience for our customers, and a positive, sustainable environment for the teams who work in them.

Responsibilities

  • Own the financials for capital projects across Apple's retail real estate portfolio — building budgets, pressure-testing cost estimates, forecasting schedules, and shaping long-term market strategy
  • Drive the monthly forecast and annual capital budgeting cycles for the retail portfolio, and tell the story behind the numbers to Finance and business leadership
  • Partner closely with development and procurement teams to evaluate project scope, cost, and timing — holding the line on delivering on time and on budget
  • Build scenario analyses that quantify trade-offs before decisions are made: what a scope change, a schedule slip, or a market shift means for the store and for Apple
  • Design and build the forecasting and reporting tools this team runs on, replacing manual effort with something scalable
  • Lead process improvements that balance competing priorities across partner teams while delivering the greatest overall benefit to Apple
  • Support the business on ad-hoc analysis where speed and judgment matter more than precedent

Minimum Qualifications

  • 5+ years of Finance or Accounting experience (construction or capital project finance preferred)
  • BS/BA or equivalent in Accounting, Finance, or a related field (MBA and/or CPA a plus)
  • Advanced Excel proficiency — comfortable building and maintaining complex models from scratch
  • Demonstrated ability to run complex, data-driven analyses and turn them into a clear recommendation

Preferred Qualifications

  • Experience with enterprise systems (SAP) and data visualization tools (Tableau)
  • Strong verbal and written communication skills, with the ability to make complex data concise and decision-ready for business partners and Finance leadership
  • Excellent prioritization skills and a track record of managing multiple projects — and multiple stakeholders — at once
  • Genuine curiosity about the physical world: how buildings get built, what drives cost, and why schedules move
