We are seeking someone who is motivated to join our team as a BMS Controls Specialist to maintain our existing systems and continue to create more as we grow.

Description

The BMS Controls Specialist is responsible for the day-to-day monitoring, maintenance, troubleshooting, and optimization of building automation and control systems across the facilities portfolio. This role ensures reliable operation of HVAC, chiller plants, fire alarm systems, and other critical building infrastructure through direct work on BMS platforms and field-level controls.
As a BMS Controls Specialist, you will strive to maintain the systems that operate to the best of their ability, identifying issues and creating solutions. You will work closely with other Places teams, such as Project Management, to maintain our high standards as new infrastructure is brought online.

Responsibilities

  • Monitor, operate, and maintain building management systems (BMS) including HVAC controls, chiller plant automation, lighting controls, and energy management systems
  • Program, configure, and troubleshoot DDC (Direct Digital Control) controllers, sensors, actuators, and related field devices
  • Respond to BMS alarms and system faults — diagnose root cause, implement corrective actions, and document resolution
  • Perform preventive maintenance on control system hardware and software, including firmware updates, calibration, and network health checks
  • Monitor and optimize chiller plant sequences, air handling unit operations, and VAV systems for energy efficiency and occupant comfort
  • Support fire alarm system monitoring, inspection coordination, and interface with life safety infrastructure
  • Maintain accurate as-built documentation, point schedules, control sequences, and system drawings
  • Coordinate with mechanical, electrical, and fire protection trades during commissioning, retrofits, and tenant improvement projects
  • Generate and analyze trend data, energy reports, and system performance metrics to identify optimization opportunities
  • Participate in after-hours on-call rotation for critical system alarms and emergencies

Minimum Qualifications

  • Minimum **3 years** of hands-on experience with building automation / BMS controls (e.g., Siemens, Johnson Controls, Honeywell, Tridium/Niagara, Schneider Electric)
  • Working knowledge of HVAC mechanical systems, chiller plant operations, and air-side/water-side control sequences
  • Experience with DDC programming, BACnet/IP, and Modbus communication protocols
  • Familiarity with fire alarm systems and NFPA 72 inspection/testing requirements
  • Ability to read and interpret mechanical, electrical, and controls drawings
  • Strong troubleshooting skills across both hardware (controllers, sensors, wiring) and software (graphics, programming, network)
  • Comfortable working from ladders, in mechanical rooms, and above ceilings

Preferred Qualifications

  • Associate's degree or technical certification in HVAC, controls, electrical, or a related field
  • Niagara 4 certification (Tridium)
  • Experience with energy management and analytics platforms
  • Knowledge of IT networking fundamentals (IP addressing, VLANs, switch configuration) as applied to BMS networks
  • OSHA 10 or OSHA 30 certification
