成長を続けるAmazon Japanにおいて、カスタマーのニーズに応える全体最適な物流ネットワークを支えるために不可欠となる物流拠点の調達戦略の立案およびその実行、調達後の運用を担うのが、Amazon Japan Real Estate、不動産企画部です。
私たちは、ビジネスの成長計画を踏まえて、物流不動産市場を分析し、中長期の不動産戦略を立案します。その戦略に基づき新規拠点の調達計画を策定し、具体的な不動産を探索します。収集した候補物件から最適な物件を選定し、調達に関する取引先との合意形成および社内承認の取得を経て、契約締結を実行します。また、拠点の運営に必要となる配送車両用あるいは従業員用駐車場の探索や調達業務も当チームにて担います。さらには既存拠点に関してもその再配置や集約統合などの拠点計画の見直しを計画チームと共同で実行します。
今回、上記の業務を一緒に遂行する新たなチームメンバーを募集します。拠点は日本全国各地にわたり、計画の立案、情報収集、物件探索、取引先交渉、社内承認の取得と幅広い業務に携わっていただきます。
このポジションでは、不動産会社を始めとする社外のパートナーおよび社内のステークホルダーと強固な信頼関係を構築しながら戦略的にプロジェクトを推進する力が求められます。

The Amazon Japan Real Estate is responsible for developing and executing procurement strategies for logistics facilities, as well as managing post-acquisition operations—all essential to supporting an optimally designed logistics network that meets customer needs in Amazon Japan's continued growth.
We analyze the logistics real estate market with an eye toward business growth plans and develop mid- to long-term real estate strategies. Based on these strategies, we formulate procurement plans for new facilities and search for specific properties. We select the optimal properties from collected candidates, achieve consensus with business partners regarding procurement, obtain internal approvals, and execute contract agreements. We also handle the search and procurement of parking facilities for delivery vehicles and employees necessary for site operations. Furthermore, we collaborate with planning teams to execute reviews of existing facility plans, including relocation and consolidation.
We are now recruiting new team members to work together on the above responsibilities. Facilities span locations across Japan, and you will be involved in a wide range of activities including planning, information gathering, property search, partner negotiations, and obtaining internal approvals.
This position requires the ability to strategically drive projects while building strong, trusted relationships with external partners such as real estate companies and internal stakeholders.

Key job responsibilities
Amazonの物流ネットワークにおけるファーストマイルおよびミドルマイル領域(商品入庫、在庫および配送仕分け)における新規物流拠点の不動産調達をリードします。拠点計画に基づき不動産を探索し、関係チームと共同で候補物件から最適な不動産を選定、予算承認および契約締結までを担います。
このポジションは、社内外のステークホルダーの中心となってコミュニケーションを司り、合意形成をリードする重要な職務であり、以下の4つの業務Scopeを一気通貫で実行することが求められます。
① 計画チームとの要件定義(エリア、面積、スペックなど): 需要見通しに基づくキャパシティ計画を確認し、エリア、開業時期、施設規模、建物スペックなどの探索要件を定義します。適切な要件定義は、プロジェクトの方向性を明確にし、社外ステークホルダーとの信頼関係構築および希少物件の獲得に不可欠です。
② 市場調査および物件探索:各エリアのマーケット調査を実施し、公開情報に留まらず未公開情報や潜在的な移転情報も入手します。土地からの開発アプローチも行い、不動産デベロッパー、仲介会社、デューデリジェンス・工事等のサプライヤーネットワークを活用します。
③ デューデリジェンスおよび物件選定: 外部ベンダーを活用した不動産デューデリジェンスおよび投資採算性の検証を実施し、社内関係者と物件選定にかかる合意形成を行います。
④ 条件交渉、予算取得、契約締結: 契約諸条件の交渉を実施し、ファイナンス部門と協力して予算を申請します。競合案件など意思決定のスピードが求められる場面では高度なコミュニケーションスキルが必要です。法務部門と契約書の案文調整を経て、税務・会計部門の承認を含めた契約承認申請を実施します。

This role leads the real estate acquisition of new logistics facilities across the first-mile and middle-mile segments of Amazon's logistics network (inbound cross-dock , inventory, and delivery sortation). Based on the facility plan, you will identify prospective properties, collaborate with relevant teams to select the optimal site from among the candidates, and own the process through budget approval and contract execution. Acting as the central point of communication among internal and external stakeholders, you will play a pivotal role in driving alignment and consensus. You will be expected to execute the following four work scopes end-to-end.
This position serves as the central point of communication among internal and external stakeholders, leading consensus-building—a critical role requiring end-to-end execution of the following four business scopes:
① Requirements Definition with Planning Team (area, size, specifications, etc.): Confirm capacity plans based on demand forecasts and define search requirements including area, opening timeline, facility size, and building specifications. Proper requirements definition is essential for clarifying project direction, building trust with external stakeholders, and securing rare properties.
② Market Research and Property Search: Conduct market research in each area, obtaining not only public information but also non-public information and potential relocation opportunities. Pursue land development approaches and leverage supplier networks including real estate developers, brokers, due diligence providers, and construction firms.
③ Due Diligence and Property Selection: Execute real estate due diligence utilizing external vendors and verify investment profitability, then build consensus with internal stakeholders on property selection.
④ Negotiation, Budget Acquisition, and Contract Execution: Negotiate contract terms and conditions, apply for budget in collaboration with the Finance department. High-level communication skills are required in situations demanding quick decision-making, such as competitive deals. Coordinate contract drafts with the Legal department and execute contract approval applications including approvals from Tax and Accounting departments.

About the team
Amazon Japan Real Estate(不動産企画部)は、物流不動産の専門知識を活用し、Amazonの物流の上流から下流に至るまで、それぞれの物流に必要とされる不動産拠点を調達しています。Global組織であるGlobal Ops Enterprise Servicesに所属し、Amazon Japan Operationsを直接のカスタマーと位置付けて日々活動を行っています。チームはTeam Leadを含めて2026年7月現在で18名のメンバーで構成されています。

Amazon Japan Real Estate leverages specialized knowledge in logistics real estate to procure facilities required for Amazon's logistics operations from upstream to downstream. As part of the global organization Global Ops Enterprise Services, we operate daily with Amazon Japan Operations as our direct customer. As of July 2026, our team consists of 18 members including the Team Lead.

Basic Qualifications

  • 不動産関連企業、投資関連企業、または一般事業会社の不動産部門で不動産に関連する業務に10年以上従事している
  • PCスキル:Excel, Word, Power Pointでの資料作成スキル
  • ビジネスレベルの英語力:TOEIC 700点以上 or 同等の英語力(ビジネスドキュメントの作成・会議でファシリテイト・交渉ができる程度の会話力)※週に5-10回の英語での会議有
  • ビジネスレベルの日本語力
  • 4年制大学学士号
  • 10+ years of experience in real estate-related work at a real estate company, investment-related company, or in the real estate department of a general business corporation
  • PC Skills: Proficiency in creating documents using Excel, Word, and PowerPoint
  • Business-level English proficiency: TOEIC score of 700 or above, or equivalent English ability (capable of creating business documents, facilitating meetings, and negotiating) *5-10 English meetings per week
  • Business-level Japanese proficiency
  • Bachelor's degree from a 4-year university

Preferred Qualifications

  • 宅地建物取引士資格を有する
  • 不動産証券化マスター資格を有する
  • Holds a Real Estate Transaction Specialist (Takken-shi) license
  • Holds an ARES (Association for Real Estate Securitization) Certified Master qualification
