This onsite role will be based in Dallas-Fort Worth, Texas, and will be part of the Regional Asset Management (RAM) Industrial West.
You’ll make an impact by:
- Being the local real estate and facilities operations expert reporting to the regional asset manager, representing the SRE Property Management business to customers, facility management providers, and partners in “day-to-day” operations. This role serves as a trusted advisor to customers, balancing property management responsibilities with facility operations, maintenance planning, project execution, and building systems stewardship to ensure safe, reliable, and efficient site operations.
Property & Customer Operations
- You support the development of space optimization according to customer needs and market developments and identify opportunities to improve space efficiency and occupancy costs.
- You realize space and service solutions as required by tenants according to our framework, ensuring quality.
- You hand off space to customers, return space from customers (e.g., preparation, inspection), including documentation.
- You maintain knowledge and understanding of technical building assets and infrastructure systems, including HVAC, electrical, life safety, lighting, automation, and other critical facility equipment, to effectively support customer operations and facility management providers.
- You act as the local facility lead with significant coordination with our Facility Management Provider (Cushman & Wakefield) for facility services and maintenance operations, managing the relationship between provider and customer while ensuring service quality, responsiveness, and operational effectiveness.
- You partner with the Facility Management Provider, SRE operations team, and customers to identify maintenance priorities, operational risks, reliability improvements, and opportunities to enhance building performance and customer satisfaction.
- You steer and track delivery of facility services and review existing services regarding provider quality and customer demand.
- You support the evaluation and selection of outsourced vendors and service providers for facility services in alignment with the Regional Asset Manager.
- You proactively support decarbonization, energy efficiency, and sustainability initiatives while balancing operational requirements, maintenance needs, and customer expectations.
- You are responsible for the implementation and roll-out of global projects and initiatives as well as ensuring the early involvement of customers.
Property Financial & Operational Management
- Ensuring the frictionless operation of your property portfolio in alignment with the Regional Asset Manager and actively contributing to given targets.
- You are responsible for the financial fulfillment of the agreed contracts with customers (e.g., net rent, service settlement), including timely payments to landlords and business partners.
- You understand corporate real estate and its impact on our business, including financial impacts, and provide information for forecasts and budgets for your property.
- You contribute to the annual OPEX settlement, with the Commercial Property Manager.
- You ensure the correctness and validity of local data (including property energy consumption) in all tools, e.g., space, customers, contracts.
- You effectively manage your purchase orders and invoices (e.g., creation and approval).
Project, Maintenance & Asset Management
- You are responsible for the achievement of the project targets in agreed quality, maintenance volume/budget, and timelines.
- You develop long-term maintenance and asset lifecycle plans, identify deferred maintenance needs, and support capital investment recommendations to ensure facility reliability, compliance, and business continuity.
- You advise on Operational Project Management topics and seek Facility Management Provider plans and feedback, working closely with the Head of Operations in alignment with Regional Asset Manager to ensure we provide added value and a high level of service to customers on topics including building systems, facility operations, maintenance strategies, and infrastructure improvement opportunities.
- You support the planning and execution of maintenance, repair, renovation, and facility improvement projects, ensuring alignment with operational requirements, budget expectations, timelines, and EHS requirements.
- You steer and ensure adherence to local building standards and regulations, including proper documentation of owned buildings in the asset register.
- You maintain knowledge and understanding of facility assets, equipment condition, maintenance history, operational risks, and replacement requirements to support informed decision-making while working with our FM provider, our customer, and as the lead point of contact for the facility.
- You understand the operational interdependencies of building systems and technical assets, incorporating sustainability, reliability, risk management, and EHS considerations into maintenance and project planning activities.
EHS
- Establishing an EHS Zero Harm Culture and ensuring adherence to EHS, security, contractor safety principles, and sustainability principles, guidelines, and processes.
You’ll win us over by having the following qualifications:
Basic Qualifications:
- Possessing a bachelor's degree in a field such as Engineering, Real Estate, or other real estate-related technical degree.
- 5+ years of experience in Property Management, Facility Management, Facilities Operations, Manufacturing Site Operations, or related disciplines, with experience coordinating maintenance activities and facility-related projects.
- 5+ years of experience in decarbonization and extensive technical product/system knowledge, local codes, and EHS Guidelines.
- 5+ years of experience in basic commercial knowledge and opportunity/risk management.
- Fluency in English, both written and spoken.
- Being committed to onsite presence at least three days a week. It is expected that you will visit the Property Management Units within your area of responsibility on a regular basis.
- Ability and willingness to travel up to 50%.
- Authorized to work in the United States without the need for company sponsorship now or in the future.
Preferred Qualifications
- Displaying an open mindset and willingness to upskill and commit to continuous learning.
- Strong customer orientation with the ability to build credibility and trust with technical customers and operational stakeholders.
- Experience supporting manufacturing, industrial, engineering, or other highly technical operating environments.
- Engineering, facilities management, mechanical systems, construction management, or related technical background preferred.
- Working knowledge of building infrastructure systems such as HVAC, electrical distribution, life safety systems, building automation systems, and facility maintenance programs.
- Experience overseeing third-party facility management providers, contractors, and maintenance vendors.
- Familiarity with EHS programs, contractor safety requirements, capital projects, maintenance planning, and asset lifecycle management.
- Project management experience supporting facility improvements, renovations, maintenance projects, or infrastructure upgrades is preferred.
- Detail-oriented, maintains ongoing communication and documentation, reports progress and challenges, sets clear expectations, and is comfortable supporting customers in fast-paced environments experiencing significant growth.

- The pay range for this position is $107,520-$184,320 and the annual incentive target is 15% of the base salary. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications, and premium geographic location.
